The Silver Ranch Story
Ground has broken, construction is underway, and the first families have moved into the Silver Ranch subdivision. The sprawling 1,200-acre development is located in northeast Bismarck and is the brainchild of Chad Wachter and Jamie Schmidt of Investcore, Inc and the Silbernagel family, long-time residents and owners of the Silver Ranch land. This group, assisted by a myriad of experts in their respective fields, has big plans for the development and are looking forward to expanding Bismarck’s footprint with their thoughtfully master planned development.
Like all good things the planning of Silver Ranch has taken time. “We started about 5 years ago and it was a joint collaboration between the Silbernagel family and our company. They owned the property and still own a part of it,” Chad says. “The Silbernagel family has been very active in planning this area. A lot of what we’re seeing is their vision and they’ve had a tremendous amount of input into everything that we’re doing. This project would not be possible without the partnership that we have with them,” Chad explains.
The master planned subdivision includes 2,800 single family homes and multifamily units, commercial plots, schools, as well as parks and trails. It is a project that has been meticulously planned and will roll out over the course of 25 to 30 years. Identifying what people wanted was on the forefront of planning.
“If you’re going to do it right, you need a plan,” Chad says. And the first key to that plan were the stakeholders.
“We met with the city of Bismarck and engineers in addition to our land planner. We met with the school district, the park district, and all the city department heads including fire. People within our company went out and met with commercial and residential real estate agents and tried to get a good picture of what they would like to see in northeast Bismarck.”
After meeting with all key parties, it was clear that a plan with manageable goals for everyone was a priority. “We’re going to take this in controlled phases. We did 92 the first phase and we were sold out. We’re doing 67 in the next phase,” Jamie explains. “To me that tells you that we’re not going in and putting in 200 to 300 lots at a time. We’re looking at approximately 100 lots a year and we feel Bismarck can sustain that.”
The Silver Ranch subdivision was not without consequence for Chad and Jamie. In a good faith move to builders, Investcore has exited home building and will focus solely on developing Silver Ranch. “At the end of the day, Investcore is the best developer in Bismarck and that’s what we’re good at. Getting all the builders to partner with us allowed us to focus even more on the development to give an even better product and a better experience to the builders buying from us,” explains Jamie.
The Silver Ranch subdivision lot price point has attracted some of the top home builders in Bismarck. The inventory for these midrange lots and homes can be hard to come by and these builders are filling a need with each Silver Ranch home they complete. Homes are anticipated to be between $390,000 to just under $500,00.

In each episode he sits down with a different builder and gets to the heart of why each chose to build homes in Silver Ranch. For Chad and Jamie Silver Ranch is more than just a financial decision. The Bismarck residents are proud of what they are doing for the city. “Jamie and I want to be able to look back at something that we can be very proud of. This is by far the largest thing that we’ve done together.” Chad says. “For Jamie and I we have a sense of pride in this project and I know that that is what drives both of us the most.”
Chad Wachter is the President and CEO at Investcore, Inc., a Bismarck, North Dakota based holding company associated with real estate development, real estate brokerage, construction, and fast food establishments.

Wachter has been instrumental in the construction and development of nearly 2,000 single-family and multi-family units in the Bismarck-Mandan area and has added over $500 million in tax base to the community.
Wachter’s current project is a 1,280-acre development named Silver Ranch, located in northeast Bismarck. Silver Ranch will consist of around 2,800 single-family and multi-family dwellings, which will add an estimated tax base of $825 million to the City of Bismarck.
Wachter is very active with local non-profits, and most recently helped successfully raise money to build a new hockey facility in Bismarck. Wachter also created a partnership with Bismarck Public Schools so that students can experience building a home with the profits going back to creating student scholarships.

Wachter is on the board of the University of North Dakota Alumni Association and Foundation, Bismarck State College Foundation, Bismarck Industries, Inc., Lewis and Clark Development Group, and Sanford Health Bismarck.
Wachter has served on various other boards, including the Bismarck-Mandan Historical Society and the Bismarck-Mandan Symphony Orchestra. He is currently a member of the Bismarck-Mandan Homebuilders Association, the National Association of Homebuilders, the Bismarck-Mandan Board of Realtors, the National Association of Realtors, and the Bismarck-Mandan Development Association.
